These Saskatchewan Cabins are on the Market for over $1,000,000
Prices are rising, and cabins are no exception. These Saskatchewan cabins are on the market for more than $1,000,000.

The price of everything is going up, and cabins in Saskatchewan are no exception. As the summer of 2025 draw near, we searched high and low for the most expensive cabin you can buy in Saskatchewan today. While there are now cabins going for nearly $3,000,000 at Emma Lake, until recently the most expensive cabin on the market was actually found at Kipabiskua Lake, or "Kip" as it's affectionately know; a long and skinny lake in Northeastern Saskatchewan.

Kip is known for great fishing, including Northern Pike, Perch, Walleye, White Sucker and Common Carp which can all be found in Kipabiskau Lake. There's also an active watersports club, if that's your thing.

210 Okema Trail, Emma Lake: $2,950,000

On the market for 16 days at time of publication, this 2015-built showpiece at Emma’s coveted third lake nudges the provincial price ceiling to $2.95 million. Only 32 cabins ring this stretch of shoreline, and 210 Okema commands 150 feet of private sand spread across two lots.

Inside, you’re looking at 3,737 sq ft, five bedrooms and five baths.

A double-sided fireplace greets you in the foyer; beyond it, a glass-walled great room frames lake panoramas while the luxury Miele/Wolf kitchen (dual dishwashers, steam ovens, 6-burner cook-top, walk-through butler’s pantry) feels more like a luxury city home than a cabin.

It’s not just one building either:

  • Bonus suite over the attached, heated 1,275 sq ft garage sleeps six and houses a games room.
  • Standalone guest house (400 sq ft over a second heated garage) gives friends privacy.
  • Extra three-car detached garage shelters sleds, quads and the inevitable fleet of lake toys.

Out front, an 800 sq ft composite deck with glass rail looks straight onto the water; a private dock and boat-lift come included. Summer brings boating and an easy 10-minute golf or grocery run; winter swaps in groomed sled and ski trails — proof that “cabin season” here is 12 months long.

105 Janice Place, Emma Lake: $2,650,000

On the market 28 days as of May 4, this 2016-built, hand-crafted log estate brings genuine timber-frame character to Emma’s south shore

Inside the 3,808 sq ft footprint you’ll find three bedrooms and three baths arranged around an open-concept great room. Floor-to-ceiling windows frame the bay, while a wood-burning stone fireplace anchors the family room. The main-floor bedrooms sit tucked away for quiet, and the primary suite upstairs scores its own lake-view balcony plus a spa ensuite with air-jet tub and oversize shower.

A second-storey loft lounge overlooks the dining area below, and just off the lakeside deck you’ll spot a built-in hot tub—ideal for star-gazing after a day on the water.

The numbers that set this one apart:

  • Lot size: almost ½ acre - well above the local norm.
  • Shoreline: roughly 230 ft of private beach.
  • Outbuilding: a 1,600 sq ft heated shop/garage ready for sleds, boats and every imaginable lake toy.

If your million-dollar-plus cabin criteria include authentic log craftsmanship, an oversized lot and serious toy storage, 105 Janice Place lands squarely in the conversation - and edges in under the price tag of Emma’s priciest build while offering twice the rustic charm.
